Hi @Christopher West is there a reason you're using only 5% for vacancy and 8% for repairs and CapEx?

The streamlined version of the loan offers 30k in repairs I believe.

We lost 1 month.2 nd contract fell tru after inspection and we coulnd find agreement on repairs.

Are some sites more current or better quality than others?

I'm thinking of selling and buying a 2-3 unit or do the necessary repairs to my SFR then rent it out and look for a live in flip. 

My question is, if I were to buy a property for 70k with an fha loan ( 2.45k down) spend about 10k in repairs, increase its value to 100,000 would I be able to refinance out of the fha loan to a conventional loan without having to live in it for a year?

The chimney bricks need to be repaired and re-pointed where the mortar is missing or deteriorated.
