What I think clouds some of the rest of our agreement is we have learned over the past six years just how great that burden is, how naive and stubborn many seller financiers are, (which affects their comprehension), and how many people are trying to sell "answers" to promote some money making scheme that benefits them without thought to the conserquences to the people who invest in those " easy answers".

Hi Jeff, This is a great thread with some really great ideas. ... but these are my current best source for buyer and seller leads: 1) Open houses (if you do them right) 2) Craiglist (I have nine listings and 102 ads running) 3) FSBO (if you skip the objections and go right to promoting their property) 4) Expireds (this is really a numbers game) 5) Facebook ads (skip the ads and go directly to promoted posts) 6) Bandit postcards (go ugly early and often) 7) Lis pending, probate and divorce (I use a software to track down these leads)
