Looks like zillow used to offer this, perhaps it's a premium feature now?

I've done small projects (replaced old carpet with wood laminate flooring and new carpet, replace fixtures, painted, landscaped, etc) in the past on my primary residences before turning them into rentals but I had all the time in the world and no deadline to meet. 

I'm told the beautiful wooded lot is worth the asking price even if the house were leveled and the lot sold for a new build, or divided for 2. 

I finally get the chance to be hands on (I have always done hands on hobbies, wood work, car rebuilding, etc...) with the aspects I want, I save paying a contractor for that work, and like doing it.

Unfortunately, for this part of NC, the insurance premiums are high ($171) and there is also a $160 HOA.

 $700 seems 'normal' for a basic 2-bedroom apartment, and a single family would go for more; on the other hand, I've got 2-bedroom duplexes with garage that rents for $800-850- and they're not even in premium areas.  

Lessons learned: 1) Good contractors are worth a premium 2) When setting price/ARV price it lower than market value to run numbers.

They were decent solid wood cabinets and just needed some refreshing.

Assuming our reasoning is correct, how much of a premium should we ask? 

The homes are bigger, wood floors, slab granite, etc.
