Don't take on turnaround or upside projects until your portfolio generates consistent income and your financial position has some good room for error

You will not get the tax break, but building a Roth portfolio early in your career can have a huge impact on the amount of after-tax money you will be able to draw from your retirement plan when you reach retirement age.You will likely change jobs somewhere down the line.

Instead of continuing to build up my real estate portfolio in small multifamily (1 - 4 units),I am now leaning more towards Syndication and possibly Triple Net Lease opportunities. 

Once you have a larger portfolio and net worth you want to start segmenting them into entities and contain risks. 

In order to diversify our portfolio, we are thinking to invest out of state.

HUD dont have time to go after every body, but larger apartment portfolios will definitely feel the impact over the long term.
