It's a great way to drive revenue on a SFH, assuming you have the space for it.

If anything, maybe your friend could buy the place from them and rent living space to them.

I became part of this deal by letting people know what I wanted to do and getting my name out there in that space.

Educate yourself in that space first. 

@Lauren Griffin a lot of my insurance clients who are in the MF space seem to go with Freddie or Fannie. 

The main things you want to look for or avoid in the area, in my opinion, is going to be Flood Zones, moisture issues in the crawl space (it's very humid), and maybe knob and tube wiring if it was built before the 1940s.
