This way we know its a good chance they should qualify before wasting any of our time showing units.

My wife became a realtor in March & I recently jumped on as the business development manager of a long-term property management company.

I have someone who wants only 41k for this property with about 21k worth of repairs. 

They should be able to direct you much easier than any of us. 

Since I don’t have many assets or a lot of cash on hand, I’ll need to be creative and strategic.

There won’t be a ton of supply, so you should be able to get an idea on locations and pricing fairly quickly.

I had the sames issue within a month of installation of some LVP I got. 

IE if you are wanting to wholesale which I don;t reco today, its too hard, you want a list of high equity owners BUT BUT the value is in figuring out a source of stress, a reason why the owner is on the virge of wanting to sell.
