We are in the process of determining all the forms that need to be filed at the CA and Federal level in order to "hire" herself as the sole employee of the company. 

I don't want to get sucked into analysis paralysis with this.I don't want to pick any random state, but then end up starting in a different state and have to deal with being a foreign entity. 

I used to try and use them along with other info to determine ARV, but have since been ignoring them and going with sold comps and other ways to determine values.

However, they don't have any employees, and very rarely have customers stop in to pick up orders.  99% of everything is marketed online, sold, and shipped out.

I'm wondering if there are any meetings on the weekends in the Tucson area, any time works, so I can meet, discuss, pick some brains and maybe play this cashflow game I've heard so much about.

A couple of questions as I'd like to improve how I do this with my tenants:1) do you raise rents annually and if so, how much and how do you determine how much?

Before consulting with a lawyer, I wanted to pick the brains of this community :-)  I want to do this by the book so I'll have a clear case if/when we end up in court.
