On the other hand, have you thought about going in as an LP on a syndicate so you can see how the process on larger multifamily works, how they analyzed and underwrote the deal, how and what type of financing they got, due physical due diligence with them, raising capital, closing, and ultimately hiring a PM company to reach your objectives.

If it's in your own market, then A) you know the area, B) you can self-manage, C) if something does happen, you are there physically, and D) you gain the experience and know-how from actually being present and doing it yourself to gain confidence in then expanding your portfolio.Even better, is if you currently own your primary residence, move into a new primary, and keep your current one as a rental.
