Those are the kinds of details I don't have, but my gut says that a $10k rehab won't warrant such a large rent increase and that you may be misjudging the curb appeal of this property because you want to find a deal - which is a verrrryyyy common thing for new investors, so if that turns out to be the case don't beat yourself up about it.
