On the other side of this issue, February 2020 my company engaged Los Angeles on a PPP to build an apartment building on a lot they own that hasn't been used in 47 years, it went to the city council housing committee as they have first right of refusal before it can go the PPP route.

I'm from Los Angeles, and the potential Cap rates/ cash on cash return in Las Vegas are ridiculously higher.I'm guessing vacancy rates are also going to be higher, rental income will be lower and there may be expenses being out of state.But I think we would make up for it because the value of properties is incredibly lower in Las Vegas.Anyone have advice for Las Vegas investing?

All your concerns about the tenant appear to be trivial and an expectation when dealing with tenants.I have a 6-unit property in escrow and have concerns much more serious like one unit was flooded from a roof leak, the tenant is supposed to move before the close of escrow, but may not move, the property is under Los Angeles Rent Control and if the tenant is a tenant from hell I could run into several legal issues that could cost thousands of dollars resolve, but since I will net about $1.5 million on this property in 10 years the problems with 1, 2, or 3 tenants is insignificant compared to the $150k, or $3,000 per week I will earn just for dealing with problems.

Hi Brian,I learned about investing in notes by going to REIAs in my area of the south bay in Los Angeles and talking to people, studying online courses, and there was a sub-group of one REIA where I learned a wealth of knowledge.I bought my first non-performing note for $10k about 2 years ago, a 7 year note, (first position lien) the principle was $16k plus the interest.

Its my understanding that Short-term rentals are not allowed for non-residence for Los Angeles.
