I recommend this route but be patient and keep working it.

It's not that we couldn't afford what was out there, we just refused to overpay.We stayed patient and found the place we wanted at an affordable price.

I'm living proof that picking up a 4-unit in CA using FHA financing is very possible if you're patient and willing to educate yourself.  

Just be patient and consistent with making offers.  

The big issue here is  the reimbursement rates in each state for medicaid patients. if they are private pay it's less of an issue.

The life of that laundry set beyond 2-years is money directly in your pocket - on top of the benefits of increased tenant satisfaction and lower turnover.As for dishwashers, most of our units have a dishwasher, but we have two older, smaller (duplex, triplex) buildings which will have to wait until the kitchens are renovated before they receive dishwashers.

I am confident there are foreclosure deals out there, just a matter of being patient and finding one.Rentals with pools just freak me out with liability and all of that, no thanks. 

There is a formal protest process, that involves taking the protest before a board if I don't get satisfaction from the county office.  

There was a mortgage for $37,300 with no satisfaction.
