I went through a few and didn't find one I liked. 

Should I look at new construction properties in new communities that seem to be appreciating or older property that has lower mortgage and more likely to cash flow?

For bigger deals, it’s always a good idea to set up a new entity, like a special purpose vehicle (SPV).

I too would like to see a copy of an agreement if anyone is willing to share.

Or you can be the money guy and get deals from people like wholesalers etc...

We pay them back at close.For people/teams that do something similar, I'm curious what software you use or spreadsheets you've created to: Track cash current cash flow and projected cash flow for the whole business that including fixed costs like payroll and variable costs as well.
