Don't give up on the objective, but be realistic with yourself with your assumptions.

We also dump a ton of capital into the renovation, upon acquiring, as the objective is to achieve record rents, while simultaneously creating a product which will be easily sold to an end user.

Especially if you have even 1 property owner in the area that objects to it.  

You have to show the features your property might be lacking are close by, easy to get to, and convenient when a buyer wants to do those things.Right know you need objectivity.
