I visited last year and will admit that a lot of the areas are "war zones" so to speak.  

We bought a nice house within walking distance of evans elementary (good school) for about $180k. 

Besides VRBO/Homeaway, Airbnb & TripAdvisor (which all charge the guest a commission or service fee) I listed my properties on:United Vacation Rentals (0 inquiries/bookings)HomeEscape (a few inquiries, 0 bookings)Florida Rentals by Owner (a few inquiries, 0 bookings, but a nice shout-out for our Beach Escape property in a blog article)Emerald Coast by Owners (8 bookings so far this year, a pleasant surprise)Vacationstayz (0 inquiries/bookings)Tripz.com (2 inquiries/0 bookings)CO Vacation Homes: (0 inquiries/bookings)Overall, it seems that travelers have taken the service fee in stride. 

I have seen good returns in Kansas City, but it’s always nice to have a big win in my “home” market of Tucson, Arizona.

Nice problem to have! 

In my HOA, the management company seems to only send complaint letters to landlords and leaves the owner occupants alone.Do your due diligence on what the HOA documents say, buy you'll find that it really has more to do with who's running things and whether they're nice people or not.

Assuming all is roses and being nice will resolve all issues is not rational.
