A friend of mine has 20 door at good cash flow from each and now his banker calls HIM with deals they've found complete with a loan product ready to go. 

With such a head wind coming from getting a commercial loan you may want to look at non-qualified mortgage products like debt-service-coverage-ratio loans or possibly a HELOC.

(I.e. don't try to use the hammer to drive screws and paint walls no matter how good you've gotten with it, it simply won't lead to a good end product.)ThanksAndrew

I am curious if any more seasoned folks know any other loan products out there available to us “self employed with an employed spouse” situations.

The folks around Table Rock Lake seem to have it all with both the nature amenity and entertainment nearby.  

Most of the old warehouses vacant and for sale for $1 around here are really tough locations so spending millions to upgrade an old building to be in a C or D class area is not that enticing.My family used to own a large warehouse for dry ice production and distribution as the neighborhood turned to crap between the 1950's and 1980's they moved into a bigger building in a nicer part of town. 

We get bids and 30 days later they are no longer valid and the price of the product or service has increased by 5-10%.

My advice would be to be patient and find the product and terms you want rather than jump on this just because it's quick.
