I believe that an RE investor can be successful with cash flow, appreciation, or ideally both but I also believe appreciation for financed buy n hold will produce better ROI than cash flow without appreciation (due to leverage: 20% down and 10% appreciation provides a 50% return on the initial investment).Good luck
