Have multiple sets of linens.  

I highly suggest reading the book "How to create multiple streams of income" by Conti and Finkle, it's a bit outdated but the principle still stands.

Each professional should have at least 15 years or more of experience in the area because I want to speak to those who have been in the game for a while and have extreme knowledge of where the area is going. 

I just think those that couch the assignment game as providing a service that helps people ..

Due diligence plus leap of faith seems to paying off for me; all my properties were rented w/in 2-3 weeks of close and I had multiple renters in place, leading to positive cash flow.  

I could roughly save up that amount in 2 years but am itching to get into the game now. 

i have also found some investors (not all though are willing of course) that are ahead of me in the real estate game, and have helped me. 

@Christy Wright I always recommend shopping around multiple lenders for every deal. 

I always hear about corporations, Robert Kiyosaki drills corporations into your head for better tax rates, along with Warren Buffet, and multiple other articles/ books I read.

It says "non refundable" in big letters, multiple times.I would not hold a place for a month.
