There are some people who are looking to convert their property to notes, but they are few and far between.I would recommend you look at commercial mortgages.

If you find something out there higher than 70%, it's not a conventional mortgage so likely doesn't have the nice rates & terms that are usually associated with conventional loans.Conventional appraisals on 1-4 unit properties will use the Sales Comparison approach, so even though you've nearly doubled your income, you're still going to be bound my recent comparable sales.

There wasn't a Certificate of Occupancy available online, but I pulled it from the Dept of Buildings to make sure that  I wasn't wrong.Either case, when I purchased the building, I immediately re-appraised it as a 4 family so I can get a 2nd Mortgage.

Allow it to go it's course.If the Seller accepts a buyer, then fine, let the deal go through to it's final course.If the listing expires without going into Contract AND if the deal falls out of Contract, such as when a Buyer fails to attain a Mortgage, then I can offer to buy the Property since there is no Agency relationship as the Contract with the Buyer had expired.I don't think I would want to offer a guaranteed buyout because I may need a contingency as well.Does that sound right to you?

Well now I have a little bit of savings after working hard and saving like crazy for a LONG time and I've decided to buy a home cash in Memphis so that I have less risk (vacancies, HOA fees, mortgage payments, etc. all scare me, being a newbie, so I see this as the lowest risk way to get started because even if the home sits vacant for a year I would only have to pay taxes and insurance).
