It is possible to retrofit an apartment with a smart lock, video doorbell, smart thermostat, voice and app controlled lights, smart interconnected smoke alarms etc.,  How much rent premium will your tenants pay?

Another idea is to use thumbtack (download on the app store) and quickly get multiple bids for maintenance and renovation work you plan in future. 

Other than reading one of Brandon Turner's books, I am looking for advice in the following areas:- Good sources of rental apps and leases (NE is not available through BP yet)- Non-standard items to include in a lease or app that can be a real lifesaver (pest control, charges for clogged drains, etc)- Free/cheap/effective places to post my listings besides FB and Craigslist- How do I run credit checks for applicants?

How about buying mobile homes or land then selling them and holding the note?

You are in the right place regarding getting answers you need to your investing questions.Alabama, especially the Mobile is great for landlords... just be sure that you have plenty of reserves... as owning rentals while rewarding financially can be expensive at times.Best of luck!

Memphis, Tn has a market for it, Mobile, Al, and Birmingham/Montgomery as well...The only reason I know that is because I have worked in all those markets...

I had no problem getting tenants and no one who filled out the app even voiced any concern over the issue.

This might not be news to some of you but I just started using an iPhone App called "Dream Voice".

So after researching I settled on a Samsung Galaxy 2 10.1Tablets really haven't evolved yet to where it would make sense for me to plunk down more than $400 on anything out there imo.Anyone have any recommended apps?
