It should be very easy to find multi units that meet the minimum 1% rule. 

Hey guys,I was wondering if there are any meet ups that occur in NYC and where I would go about finding some.

If the data looks positive for a market, big or small, your next step is exploring the city and meeting contacts that you may use in that city. 

That is where I live/work and I make regular weekly trips to downtown Portland to meet up with friends socially.

The only way I'm wholesaling something is if it requires financing I don't have, it's logistically too difficult for me to rent or flip, or it's not a good enough deal to meet my requirements.

@Karen Rittenhouse, Yes calling Craigslist is a great way to meet Wholesalers, LOLIt is so rare that when I call Craigslist listings that I actually get a REAL homeowner.
