She sees it inside and out, says she likes it...and as she hands my PM the deposit money and also the first month's rent she requests a couple of very very very minor things.My PM says he will take care of it within 48 hours....nothing major, and gives her the keys, and drops her back off at her hotel. 

But , man, if this had been recorded when I started with that credit line, it would have been 100% utilization and it would have given me major problems. 

If She moves out - you will have major expenses to refurbish the unit for new tenants.

I'm curious as to what the major differences are in your quality of renter.

The major drawback to this is it stays very humid during the summers down there, also due to it being a basement unit. 

As a result it's often a rather time consuming process for me to type up a response to someone's forum post...and as you said we're all busy and I sadly just don't make my time on BP as much of a priority as maybe I should.Thing brings me to my third point...the majority of the threads where I do comment, are around the key words that I follow.

Another big concern is the plaster walls and ceiling, some of the ceiling has fallen down and walls have major cracks due to the house settling. 

When asked to meet at office with funds, credit report majority do not show up.

We have two other tenants (a bakery and sports bar) who the previous owner prohibited from having tables and chairs out for customers.  

So, w hat you're really asking is this:1 - Is it better to pay for the entire cost of the property by yourself, or let the tenant(s) pay for the vast majority of the cost for you?
