I even live on a street that has a lot of vagrant foot traffic, a sometimes occupied abandoned house behind me and my girlfriend works from home.

This includes upwards of a dozen 4 foot wide rolls of torn carpet and subfloor.

That being said, we are still seeing similar percentages in property tax out here in the much less densely populated west Texas where rent per square foot is quite a bit lower and are still cash flowing.

Frankly, there are many here that feel that Amazon has one foot out the door.

From a safety standpoint, certain amounts of mold (if I recall correctly: anything over 10 linear feet) require certified remediation (with negative air scrubbers, etc) to avoid cross contaminating the entire property and, frankly, to protect nearby people.

This past year I spent acquiring a variance from the town ZBA to be able to reconstruct in the same foot print and rebuild a 2 family.  

What he came up with is an outrageous 105,000-square-foot spec mansion perched on a five-acre parcel in Bel-Air with panoramic views of the Beverly Hills “slums” below.

I found that 20 hours a week was not necessary for a maintenance employee on a 20,000 square foot building. 

I've reached out to realtors about getting my foot in the door for off market property. 

It's been done many times by many different people and I just have to put one foot in front of the other until I get there.
