I just got my license and now I want to know what the first step is to making an entrance into the real estate INVESTING side of the business.

So if I am connecting the dots, if I were to use a licensed mortgage loan officer and a title attorney to create the note and all the associated paperwork, and we qualified our buyer very carefully, I should be able to sell the note sooner rather than later, and not have to take such a deeply discounted price that I lose all the profit that was in the deal? 

I have a general question: Should I be considering obtaining my real estate license?

I'm originally from MD and I have a family member who is prepping for the MD test and is constantly asking me questions as if i'm licensed in MD.

I understand the advantages to getting my license but my question is, "Are there any disadvantages in getting your license?

I am about to enroll through SABOR for my real estate licensing course and thinking about hanging my license with a sponsoring broker such as Texas Sponsoring Broker or Your LLC Broker afterword.

It regularly gets state inspections since it has some state occupants and he does not have his car dealer license.
