You are right that me being a first time investor is an obstacle with some lenders.

Hey BP community.... here comes a very open ended post so I'm hoping a lot of you can jump in here and provide feedback and insight of any kind.I recently purchased a semi-detached single family home to add to my rental portfolio.

(again lack of communication--work on that too).There are a LOT of very smart people in here, that can give you guidance if they want to---but they need to know what is is you want to do.What is your goal with this (???)

I just might not take on huge huge rehabs or try something in a super high end area just because those in themselves come along with an inherant risk already. 

However tonight my coworker told me she lives across the street from it and that when she gets home from her second shift job at around 11:30pm more often than not there are multiple people standing on the porch of this building drinking and yelling and having a good time, and that often the police show up there and many times while my coworker has lived in her building for the past two years an ambulance has showed up and put one of the tenants in a stretcher and taken them away to the hospital.

There is an inherent conflict of interest.

The biggest obstacle was not being taken seriously.

There will always be a sense of fear in new things and obstacles along the way.
