@Tyler Hogan I am not a CPA, so you should consult one before making any decisions, but I have spent 8 years studying and implementing personal finance and stock market investing strategies (investing mainly through retirement accounts).

My issue with people trying to implement this strategy is they have no money.

Anyone else implementing something like this???

Educate yourself on YouTube and podcasts as you continue to grow...then implement more...website, VA from upwork etc.Hustle it...learn about all creative financing strategies...Lease Option, wholesale lease option, Subject To etc.This is once you have wholesaled some properties and have some 40k plus...at minimum.This is doable, first educate yourself on those specific strategies then go to work.

.#2:  Consider implementing a 1031 exchange when you do offload your assets.

If you decide implementing asset protection is best for your situation, just do it right.

At the moment, I'm focused on growing my network and implementing marketing systems to grow off-market leads.

I've tried every real estate strategy and they all work well, but systems need to be implemented in order for them to function with less headache. 

We should have been more diligent about implementing late fees, but honestly it just felt a bit awkward since we live in the building as well and see this tenant around the property.

The city counsel just passed a version of it, and now we’ll go through some legal hurdles to see if it can be implemented.
