3) How do you handle it when tenants' parents intend to pay the rent but won't occupy the premises?

We use software, and a call center that auto routs all repairs to our vendors and they just handle it.

Their service is sloppy and their phone lines are busy and they made so many mistakes in handling my account.

I am a licensed attorney that mainly handles Labor, Employment and Criminal matters in the Dallas/Fort Worth area.

Not to mention those type of programs are usually more capable at handling vacancies, and/or even rehabs/flips, which from the information you've provided, seems applicable. 

I know this will vary for the individual and the type of investment, but it seems most are happy if the mortgage is covered and it cash flows some minimal amount.For an STRP, its not completely passive as I would be hiring someone to handle the listings/cleaning but its much less work than the business I own.

Especially with a unique estate such as this one.We would kindly appreciate any and all advice, suggestions, etc. about handling these type of Estates.There are no bad answers.We are grateful for all of them.Inspire!

Get a Google phone number to handle your incoming prospective renter calls (the voice calls will also be trancoded to text and forwarded to an email address of your choice - sometimes messages get lost in translation so its good that you also have the actual message to listen to at your convenience).

How do you document the condition and handle enter\exit inspections?
