We break ground in the spring.

It's 4 ground floor commercial units (each about 500 sq ft) and the second floor is 2 studio apartments and a 2 bedroom apartment in my hometown, Springfield, IL.1.

@Palmer Thomas local boots on the ground will usually be much more accurate than any tool you can find online.

My W-2 job laid me off in June 2021 so with the capital we had I decided to go full-time in REI and use the capital and my severance pay to live off of and try to get my business off the ground.2.

Consistency in guest communication, being out of state and unable to be hands on, nuances that come up that you were completely unaware of and you don't have strong boots on the ground - all good reason to be passive in this business.

Don't try to catch a droping knife, let it hit the ground before you pick it up or your likely to get CUT.  

This is a good middle ground between Columbus and Cleveland in my opinion, and not as saturated with competing investors.

I'm enjoying the ride so far and am grateful to have a steady day job where I get to take care of people and build up savings for reserves and new investments.I’ve already done my second deal, this time with a partner.

I have worked with a builder that builds ADU's from the ground up.
