No room for error .

I currently rent a room in a friend's house and living there is becoming a stressful thing for me because I don't have enough space.

recommend somehow having a chat room tab in there as well, would be nice to be able to have live conversations.

This gives me room to borrow up to 35K easily and still qualify for a mortgage and stay under the conventional 45%.

If seller agreed to take a couple grand and offer seller financing?

Honestly if I find that kind of grand slam then I will buy it or put  a syndicate deal on it.

The floor is glued down carpet and the hvac takes up a large back room cause the furnace and air handler is not on the roof.  

We have many friends that rent out their rooms allowing them to live rent free, and save their money for rentals while still paying off their investment.There is so many ways to be successful the key is to figure out your goal and where eyou want to go !

Obviously, I could spend a couple of grand and replace the carpet and pad which would get rid of the problem unless it is in the sub flooring, but I don't want to spend the money unnecessarily.
