You mentioned using an FHA loan, but that poses some real challenges in the city for a three-unit building because it's very difficult to find properties that can pass the FHA self-sufficiency test.

I'm in a beach market so that isn't an issue for me since its so seasonal.Proper is the gold standard for this type of insurance but you'll pay like its actually gold :) 

With that said, given how harsh the anti-landlord laws in the city seem to be, having a higher volume of tenants seems scary with only one unit.
