The 'ready to go' renovated properties are literally flying off the market faster than you can blink.

They charged a flat rate per hour plus travel and expenses when I had to fly there.

You will constantly be left to solve problems on the fly.

So when you find one ask them for referrals.As for finding contractors out of state...I'm on a plane right now flying from Phoenix to Green Bay to check on 3 of my houses.

Unfortunately I don't think my idea will fly with most in our local State..To manage the risk some Landlord demand very high Deposits, a Friend once told me he had to fork over about 10K deposit for an apartments in NYC.

in my Area of investments in turnkey ( FL ) I would pay 55K on a 850$ rent , rehabbed and rented already making cash flow.

For the last few weeks, I have been flying to the property to meet contractors and get estimates for the rehab needed to BRRRR this property.
