@Chris Seveney, as I am continuing to learn, I would not totally rely on audited financials, UNLESS, the audit goes all the way down to the property entities themselves and are auditing the cash flows from tenant payment through to full investment level, including owner contributions and distributions.

Conventional loans are "full documentation", meaning they look at all of your expenses and income using "Debt to Income" ratio for cash flow.

I can say that from the description of your home, adding that second bath probably won't add a lot of appreciation value to the home so additional cash flow would be where the value would be.
