I acquried it for 215k ( with 43k down) and put my 3% comission into changing the upstairs floors and changing out the light fixtures.

Changing floor plans from 2 bed /1 bath to 4bed / 2 bath.

New kitchen, new bathrooms as well as new flooring, fixtures.

@Redha Laafia you can also talk to sub-contractors  and develop a price list for items like roofing, painting, kitchen and countertops, flooring etc. those are very easy items to standardize. 

Use that cash to clean up whatever needs to be cleaned up and educate however you want. 

Be willing to learn new things, especially when it comes to cleaning or fixing anything in/on/around a house or apartment.

I go in clean and paint and I can't do that with a tenant in there, so maybe you only lose 1/2 months income.
