We are not going to be able to get into the property to inspect so we want to see if the numbers work with a worst case scenario of having to redo everything (roof, electrical, plumbing, flooring, kitchens, bathrooms, etc.) with top end finishes. 

I came to be reading that book / be on this website by way of the two BP podcasts, which I found from ChooseFI and FIRE Drill podcasts respectively. 

A fire was lit after reading that book...Since finishing that book, I've spent the last 6 months reading, researching, and studying real estate investing; Now it's time to get into action! 

It is very possible I might have to finish off the mortgage and owner finance them. 

I cant get my husband to quit his job as of yet, to be able to flip houses thru week and not just on his 2 days off,so i know a serious large flip would take us longer than 3 months to finish!...

Should I look on the HUD website and reach out to HUD consultants directly?

And yea, it sure does look that way, Im definitely happy to have a website like this around. 

Are there any good tools or websites  that are used to help determine good markets? 

I would say 1-2 weeks from start to finish, depending on how much work is being done.

The key is that the builder is a known brand and stable to finish out the development even if an economic slow down happens nationwide.
