Hypothetically, if I get a seller under contract and take the title to my attorney for a title check and the deal falls through for whatever reason, how do i settle up with my attorney or title company because surely it's not their problem the deal fell through.

And through the process i learned so much, from talking to the sellers, to presenting a deal to a cash buyers,and then to the closing table/ And through that I had bumps and bruises and angry callers, to sounding like a complete idiot talking to sellers,deals fall apart at the closing table, horrible mailing campiangs, spending marketable dollars getting nothing in return... but through it all Thats where i got my knowledge.

I totally agree with @Jeff Rabinowitz - a lot of private lenders or those with money are the silent types and you will never guess they are loaded with money (they drive old cars and live in modest houses).

I know I will be taking some risk, but $2k will not bankrupt me if everything falls through, and I find that an acceptable risk here.What do I need to do to get the contract price lowered?
