The best approach is to factor that reality into your lease (rental agreement) from the start.

So I picked up a 4-plex a couple of years ago, and thanks to a highway getting approved for development in that town the value has jumped roughly 50% in what was an otherwise stagnant market.The property is cash flowing a bit, but nothing special considering some unexpected repairs last year.So my question is: would you think about holding on to it and see where the market settles?

My number one fear being that the LAND is not being purchased and I would have to dig deep to find out about whether the park owner could remove all units and develop or sell the land separately (that is the best buy and hold deal in the world!).

Is the Rent you are currently paying for a House and or an Apartment, factored into the DTI calculation as a monthly " Expense " ? 

I would like to develop internationally one day, but for now I have teamed up with my sister and made a couple of wholesale deals.

Curious as to how everyone evaluates the true benefit of a property, to include the benefit of depreciation, etc based upon tax bracket etc.
