Just make sure they are experienced in the right stuff and how they charge.Just remember to always do the analyzing numbers and try to look at the property before you make an offer or at least have a clause in the sales contract that allows you some time (about 15 days) to inspect the property and possibly back out of the deal without a penalty that exceeds your earnest money amount.

If you're seriously going down that path you'll want to talk to a lawyer experienced in setting up those deals to get the right paperwork and CC&Rs in place.
