We are also looking at a 50+ unit in north Stockton.We are getting good tenants at full market rents. 

My question is, assuming we are not willing to fork over an additional 75k to close the mortgage out, do lenders offer refinanced mortgage packages for such a small amount of loan to value?   

We tend to subscribe to one or the other depending on which side of the fence the we are on. 

If we are heading for a crash, Los Angeles, SF, and Seattle will be the first to know.

@Dmitriy FomichenkoThank you so much for your response.Sadly, I also asked the company in which I had set up my SDIRA plan with and they didnt know how to answer that question. just told me to talk to my CPA or consult a tax attorney.But yes I figured that as well because we would be using entirely different LLCs to be partners with this project/business.It was just said that the IRS would raise flags on us because we are already partnered with our SDIRA LLC in another business.

Now we are trying to determine the best move in terms of A/C and heat.

My wife is active duty and we move every 3 years and can rent our DVHS as long as we are  away.

We are building a single family home as a rental. 

@Jordan Moorhead We are looking at multis since the numbers look better and you get an advantage of scale.

My wife and I have set aside roughly 30k for rehab but we are worried that there might be something really wrong with this house.
