The best way to ensure you don't run into that issue is by just transferring the property directly into a Land Trust after the purchase is complete, since the Land Trust is an exempted transfer from the Due on Sales Clause.

If so, where would that data be? 

That includes inspection of tenant records.The current Landlord should not share data that requires protection like credit report, social security number, etc.

Ive been looking at these listed properties on co-star and have found that the properties have already had the value added OR the data the broker has is completely false and expenses under stated etc.

I will get a copy of lease to ensure there is some type of rent increase built into this contract.

But this is a business decision.Once you have the analytical data, and if you are still on the fence with your decision - - then go with your gut feeling. 

@Will Randolph this may sound obvious, but if you speak with local realtors and property managers they can often give you that data fairly easily.
