I can add that you need to make sure it's filed as a judgment  and hopefully you have work information as part of your records to attempt a garnishment.

They nearly lost the contract and ended up using private money to close.Then again, if you do not have the down payment and cannot get a private money loan to get it, then your choices may be limited and 203k is your only option if the home requires work that prevents you from getting a traditional mortgage.Good luck in your endeavor.

In an attempt to lay the foundation of my real estate career, I'm meeting a loan officer who works with REI's in a couple weeks. 

If its not going to be a costly and time consuming endeavor, then I will go ahead and close the deal as it is a still a pretty good deal.  

If things turned out to be ok i might post in the success story 4rum, I think we should have another 4rum section call the Failed Attempt or honor story because i do have some as well :p

Thx ok,  here's a question for the smart people:When attempting to estimate a property's ARV "potential", how much weight do or would you put on sales that occurred right before the bubble burst,  I.e,  2008-09, as reported by zillow, trulia, etc?
