Tenant Alpha has great rental history for the past year in this home and also from before moving in, and he makes EXCELLENT income where he COULD afford 100% of the rent on his own without help.

Yeah, I'm going with the other applicant that has proven long term stable employment history, much more education to make it easier to find a replacement job, and all of who are high income and have seen the property, despite them not being the first qualified applicant. 

There's several cloud solutions, but they don't interest me since I can't import my transaction history into them.

For me its very informative to learn the entire history of some of the legislation and politics and such that played, for decades and decades sometimes, into the crash of 08.

But I know everytime I have a hard inquiry it takes a couple points and obviously a new mortgage with a 0 history takes some aswell.

The timeline of events I will have to find out as well as the specifics on the payment histories.  

If you plan to rent in the nearest future you will regret that you didn't work out things with your current landlord and get eviction history.
