She can charge 0% interest but would still be responsible for taxes based on the government AFR rate which is around 4-5%So at $400k she would be responsible for $16-20k in taxesYou can have a title company originate the note and mortgageWe do this stuff all day long as investors (not attorneys) so happy to help

I don't even know if a Japanese resident can get a mortgage on a commercial property that's not based on his/her personal income as the value of the asset is at a high risk of depreciation and the LTV would increase over time and go over 100%.

I checked with Mecklenburg County Code Enforcement and they said the units would I would have to have fire walls between the living spaces and would have to submit drawings before I had the work done.
