You don't need to think of all of them because there are lots of attorney's who have spent a ton of time in court dealing with these issues.

Foreclosed property has very low price and I learned a lot about them and now cooperating with the seller for selling them, financing the flipping, finding investors and joint venture in setting up a food court spot.

If the court house that does evictions is nearby, you could go and meet some discouraged landlords on eviction day.
