Some will tell you "On Title, or no experience", thankfully, there are some lenders who WILL consider GC experience if we can validate with permits pulled on similar addresses/projects - this would be part of the underwriting process.

@Lucas Moncada man if I had a dollar for every time someone thought they had a way to cheat the process...:)Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.When investing in areas they don’t really know, investors should research the different property Class submarkets.

The gulf coast is a great place to invest and receives tons of visitors every year but we are seasonal(you'll earn most of your money March - Oct) and there is a lot of competition so you can't just pick any property listed in the MLS and make money investing here.
