@Zachary Negron No matter the condition, there's almost always a price at which a purchase makes sense - even if the home needs a complete demo and ground-up build. 

I recently completed my first sale. 

I have heard of peoples vehicle being completely buried in the snow by the plow trucks. 

PM cant and should not be there hand holding owners  they would never get anything done.Rent gurantee's I would imagine would come in after they tried to collect.. not like an auto pay the day you were notified again completely unrealistic expectations.

It is very expensive, long term gain is a complete gamble. 

I generally try to always have something else i can be doing so as not to waste my time completely.  

We held it for 3 years before selling it and completing a 1031 exchange (more on that later).

I do not like to sync calendars automatically between the two as I don’t trust it to work 100% of the time and keeping your calendar straight is probably the most important thing you can do (there are a lot of “most important things” but having a double booking is a complete nightmare).

From a scale perspective I would probably rather have a 100 unit apartment building because at that point in time you are completely passive and have a property management firm running everything for you.

Especially in a purchase there's usually something that doesn't go completely according to plan.
