An LLC is useful for two things: anonymity and legal protection.

@Chris Seveney, I can't speak for the intent of having the structure listed, but given this is a closed offering, my layman's understanding, it is fine.  

IB will always be close to Mexico, that is not changing.  

My team closed on a brand new construction sfr this week in a master-planned community just South of Austin, near San Marcos....

Also remember, increased activity from real estate investors often precede neighborhood improvements and rising property values, so pay close attention to areas with investor interest.

Of course, I'm partial to where we operate, but Hocking Hills Ohio would fit your bill pretty close!

We have had clients that have closed in their personal name and then transferred the property to an LLC. 

The city has acknowledged the current STR rules are not legally enforceable and based that on the recent court case in New Orleans where the requirement to have a primary residence in the city was deemed unconstitutional (Atlanta's current legislation has this Primary residence requirement).
