I closed on a property on 4/3 and the deed is not yet recorded with the county, so the eclipse system is not showing me as an eligible person to claim the property.

Get a few base hits with a couple of wholesalers or agents and you will see that once people notice you can close, better deals will flow your way.

If you sell for $772 (let's call it $740 after closing costs), then you'd want to buy a replacement worth at least $740ish in Hawaii.

I was on the phone with an owner yesterday who is contemplating selling, but will need to bring at least $150,000 to closing, due to the fact that their property is currently worth somewhat less than what they paid in 2022.  

We are not a wholesale company and we are looking for deals that we can close on personally.
