It is a common business practice for arm chair landlords to value a good tenant over higher profits.

The right hand side is for a chair and twin bed & desk, or just a larger bed for that space and the bathroom.  

Since you guys pretty much don't have a leg to stand on to say no, at least this way you can get a little extra rent and can formally add the minor to the lease (no recourse there but still prudent to have all residents listed) and can ask for some proof of identity and age (possibly some kind of school ID or birth certificate since she won't have a license yet).  

She'll probably then freak out and threaten to sue for discrimination blah blah - and then quickly learn she doesn't have a legal leg to stand on.Like I said, she'll get to keep the cat.  

And, that doesn't give any of them any leg to stand on as far as being able to sue you to do something that is not in your contract with them.The "Well, he did it for Martha!"

Also bring tools to take apart large furniture, table legs, beds, etc.
