I've done all three, and they are viable options, but wholesaling is my primary objective but explaining it this way covers my *** in case my buyer doesn't close on time or some other issue comes up.

Each type has it advantages or it's disadvantages, depending on your Investment Goals/objectives.

Starting out, IF YOUR WHY IS SIMILAR TO MINE OR CASH FLOW IS THE PRIMARY OBJECTIVE, then consider a duplex.

(although after reading through the forums and diving deep in the google machine it is hard not to consider every market, suffering from newbie shiny object syndrome for sure!) 

They would send me Instagram reels and videos here and there on objections and scripts for tips and motivation.
