Anthony unfortunately you can evict someone just because they have a nasty personality unless it is affecting the neighbors or causing mold or some type of hazard environment. 

All hallmarks of somebody not cut out for this stuff.Now, I'm expecting interest rates to go up, which could cause a correction in the market.

As a current tenant, what about the company is making you stay and what about it could cause you to not refer a friend?

In my newer leases in my pet addendum, I actually specify that they agree any damage caused by their pet is NOT considered normal wear and tear and that they agree to full replacement value no matter the age (including doors, banisters, flooring, cabinets, etc.) if it is caused by pet damage.  

I'm willing to take partners or whatever I have to do to make this happen but if it's a lost cause, you won't hurt my feelings.

Money is so cheap you can easily leverage yourself to the point where even a small perturbation can cause disaster.

I think it's a bad idea that will cause you maintenance headaches.1.

I'm curious cause I can't still pull out of this deal if there is a compelling reason. 

It seems to me this non-conforming unit might be used to my advantage (ie. she may be hesitant to go to the MLS because the non-conforming unit will potentially cause problems for non-cash buyers).I'm thinking of transferring my $500K 1031 gain to her as a down payment (and to pay off this note).
