I wouldn't bother chasing the co-signer.

The thing that bothers me is I get calls from bird dogs but they dont tell you they are one, they say things like, " I want to see the home with my buyer who is a cash buyer " and when you show up to meet them you only meet the bird dog.

But, of course, they didn't bother to do that because they knew they weren't getting their security deposit back and left 90% of their belongings in the filthy unit. 

However, there is money to be made in ALL market cycles and the most money is often made in the downturns.I don't mean to preach, but after 17 + years in the commercial and investment brokerage, plus asset management, it always bothers me when I see all the posts of people claiming there are no deals, or no one is buying.

If you knew how to make a billion dollars in real estate, why bother trying to teach anyone else to do it - just go do it yourself. 

I have an SF rental within 1 mile of my residence that I manage myself, it carried a -$250 cash flow for over 2 years before I was able to make some positive changes and now it's only -$100 and it still bothers me every month. 

I mean think about it—the kind of people who can’t be bothered to just cook at home and insist on being served during a pandemic are not generally people who are overly considerate of others.

Because I benefit $50/day it doesn’t bother me to run over and shoot a great video or great pictures.
